Prices are based on an unfurnished or lightly furnished property in a reasonable condition. Fully furnished properties, additional rooms and unusually heavy cleaning requirements may require extra time and will be quoted individually.

The final quotation depends on property size, number of bathrooms, furnishing, additional rooms, condition, grease, limescale, pet hair, smoking residue, access, parking and requested extras.

Carpet Cleaning & Inventory Requirements
- Professional carpet extraction cleaning is not automatically included in the standard End of Tenancy price unless specifically stated in the quotation.
- Where a tenancy agreement, landlord, letting agent or inventory report requires professional carpet cleaning, this must be requested before booking and will be quoted separately.
- Clients should provide any check-out cleaning checklist, inventory report or agent requirements before the cleaning date so that the required scope can be confirmed.

Re-Clean Policy
- Eligible cleaning issues must be reported in writing within 48 hours of the service or check-out inspection, and no later than five calendar days after the cleaning date. Written details and photographs should be provided where available.
- The re-clean policy applies only to cleaning tasks specifically included in the confirmed quotation and agreed service checklist. Requests for additional work or excluded services are chargeable.
- The property must remain unoccupied and must not be used by tenants, contractors, movers or other service providers before the issue is reported.
- Subject to review, CleanTeamLon will be given reasonable access to inspect and rectify an eligible issue. A refund will not normally be offered where access for a re-clean is refused.
- The re-clean policy does not cover permanent staining, damage, wear and tear, mould remediation, maintenance issues, excluded areas, newly created dirt, or issues reported outside the stated notification period.
- CleanTeamLon does not guarantee the return of a tenancy deposit. Deposit decisions remain subject to the landlord, letting agent, inventory findings and tenancy arrangements.

- Professional carpet, rug, mattress or upholstery extraction cleaning unless booked
- Inside fridge or freezer unless booked as an extra
- External window cleaning or specialist-access glazing
- Mould remediation or treatment of extensive mould contamination
- Biohazard, bodily fluids, sharps, pest contamination or hazardous waste
- Heavy hoarding, specialist clearance or extreme neglect
- Paint, cement, plaster, silicone, adhesive or other post-construction residue
- Moving heavy furniture, appliances or fragile/high-value items
- Mechanical dismantling, repairs or blocked appliance filters
- High-level work requiring ladders or specialist access equipment
- Gardening, pressure washing or licensed waste disposal
- Repairs, maintenance, decorating or replacement of damaged items
- Removal of permanent staining, damaged grout, rust, burns or wear-and-tear marks
- Cleaning cannot restore damaged, discoloured, corroded, worn or permanently stained surfaces to their original condition.

Important Booking Information
- Prices are starting prices and are based on the property details and condition provided before booking.
- Photographs, a video walkthrough or an in-person assessment may be requested before the quotation is confirmed.
- The property should be empty or reasonably cleared of personal belongings before cleaning unless otherwise agreed.
- Kitchen cupboards, drawers, wardrobes, fridges and freezers must be fully emptied before internal cleaning.
- Please provide running hot water, electricity and safe access to the property.
- Parking, congestion, toll and exceptional access costs may be added where applicable and agreed in advance.
- Excessive grease, severe limescale, heavy pet hair, smoking residue, excessive rubbish or unusually heavy cleaning may increase the quotation.
- Additional rooms, fully furnished properties, additional materials or specialist cleaning requirements are discussed and agreed individually.
- CleanTeamLon Ltd is not currently VAT registered. VAT is therefore not added to our prices.
